Why the Jobs Round Here Look the Way They Do

Port Kennedy is newer housing – the post-2000 estate end of the market – which changes what we get called out for quite a lot.

Newer homes round here bring their own list: adding a gas point to the alfresco, upgrading builder-spec tapware, and the first replacement of the continuous flow unit that came with the house. Small lots also mean the hot water system often sits close to a neighbour’s window, which matters if you’re thinking about a heat pump.

What We Do on Gas
Most of our gas work isn’t dramatic at all. It’s a cooktop that needs swapping, a bayonet point in the wrong room, a heater that won’t stay alight, a BBQ line out to the new alfresco, or a hot water unit that’s finally given up. Straightforward stuff for someone who does it every week.

In newer Port Kennedy homes the alfresco is normally already framed, and sometimes even stubbed for gas, which makes a BBQ point a genuinely small job. Check the plans before you assume it isn’t there – builders do occasionally run the line and cap it off.

One Thing to Ask Before You Compare Quotes
There’s a rule worth knowing before you start ringing round here for hot water prices. Since 1 May 2024, Western Australia applies heated water delivery temperature control not just to brand new installations but whenever a water heater is replaced, relocated or added. In plain English: swapping your unit brings the tempering requirement into play, and the water to the bath and shower has to be limited at the outlet.

That’s why two quotes for the same system can be hundreds of dollars apart. One has allowed for the temperature control work and the other hasn’t. So ask. A quote that leaves it out isn’t a cheaper job, it’s an incomplete one – and Building and Energy publish the requirement openly if you’d like to read it yourself.

Newer Port Kennedy homes were typically handed over with a continuous flow gas unit, and the first wave of those is now old enough to fail. Good news is the pipework is modern, so a replacement is usually a clean swap in the same position.
