The Local Picture

Character homes, established gardens, big mature street trees: lovely to live in, and a very specific set of plumbing problems. North Perth is firmly in that camp.

What that means in practice: galvanised steel supply pipe somewhere in the house, earthenware sewer with mortared joints that tree roots find, and tapware that’s been re-seated more than once. The drainage is the big one – a root intrusion in an old clay line will keep coming back until the joint itself is dealt with, not just cleared.

In the older North Perth homes the common find is a cooktop dropped into a benchtop that was cut for a different appliance two owners ago, with the gas point relocated by whoever happened to be cheapest at the time. Worth untangling properly while the old unit is out.

Repair or Replace?
Whether you’re after a change or just a repair, don’t worry – there are solutions for both, and not every dead hot water system needs replacing. On an electric storage unit a failed element or thermostat is a cheap repair on a tank that may have years left in it. On a gas unit it’s often the thermocouple or the igniter.

Where replacement genuinely is the answer is when the tank itself has gone. Once it’s leaking from the body rather than a fitting, there’s no repair to be had. Age decides a lot of it too – spending real money on a tank in its fifteenth year is throwing good money after bad, and we’d rather tell you that than take the job.

In the older North Perth homes we often find the hot water unit has been shifted at some point, with the old pipework left in place and partly capped off. That history usually means a replacement quote needs a look in person rather than a price over the phone.
