Why the Jobs Round Here Look the Way They Do
A lot of Mount Pleasant went up between the 1950s and the 1970s, and houses of that age are at the point where the original plumbing and the original appliances are both running out of road.
Typical round here: original bathroom layouts too small for what people now want, drainage that works fine until a wet winter, and everything on the water side quietly reaching the end of its service life at roughly the same time. Getting the order right on that saves real money.
- Mature verge trees sitting over mid-century drainage
- Stop taps and isolation valves seized from disuse
- Part-original, part-replaced drainage runs
- Small original bathrooms and separate toilets
That local picture is also why we’d rather come and look at a Mount Pleasant job than quote it blind. It usually works out cheaper for you, not dearer.
Gas Fitting and Gas Safety
Gas Appliance Servicing Mount Pleasant
Gas appliances don’t fail with a bang. A burner that’s drifted rich, a blocked flue, a perished hose behind the oven – none of it announces itself, and all of it gets worse over a winter.
An open-flued gas heater that isn’t venting properly can spill combustion products back into the room, which is exactly why those appliances want checking by a licensed gas fitter rather than being assumed fine because they still light. Splash and Gas service gas appliances right across the area, and if something has genuinely reached the end we’ll tell you so rather than sell you a repair that buys a month.
In a suburb like Mount Pleasant, where plenty of the housing dates from the 1950s through to the 1970s, the gas installation is usually on its second or third generation of appliances. The appliances have been modernised over the years; the pipework behind them very often hasn’t, and that’s the part we check.
Appliance Changeovers
Outdoor BBQ Gas Lines Mount Pleasant
Outdoor gas has become a proper category of work rather than an afterthought. A dedicated BBQ point means no more wrestling with bottles, and a permanent line to an outdoor kitchen or a patio heater is tidier and safer than a hose stretched across the decking.
The catch? Outdoor lines want doing before the paving, decking or rendering goes in. If an alfresco area is on your plans for your place, get the gas run sized and installed while the ground is still open. Retrofitting later is the same work plus demolition.
Kitchens in Mount Pleasant of this era weren’t designed around today’s appliances. Wider cooktops, bigger burners and rangehood ducting all take a bit more thought here than they would in a newer house, and the gas point is rarely where the new layout wants it.
Emergency Hot Water Systems Replacement
Running Out of Hot Water Too Soon?
If the hot water at your home runs out halfway through the second shower, your tank probably isn’t too small. On an electric storage system, a failed lower element leaves the upper element heating only the top portion of the tank – so you still get hot water, you just get far less of it than you used to.
It’s the symptom most often misread as \”we need a bigger unit\”, and it’s worth getting checked before you spend on a replacement. An element is a modest repair. A new system is not.
Houses in Mount Pleasant of this vintage are frequently on their third or fourth hot water system, and every replacement has added another join. Where the pipework still runs in original galvanised steel, a changeover is a sensible moment to replace that section rather than reconnect to it.
