Burns Beach is newer housing – the post-2000 estate end of the market – which changes what we get called out for quite a lot.

The pipework is modern – PEX manifolds, PVC drainage, continuous flow gas units – so failures are usually about what’s been put down a drain, or about workmanship rather than wear. The first wave of original hot water units is now starting to fail, which is easily our most common call here.

How We Actually Find a Gas Leak
Finding a leak isn’t a sniff test, whatever you’ve seen on the telly. We isolate the installation, put it under test pressure and watch whether it holds. If it doesn’t, we split the line into sections until the losing section is obvious – and only then does anything get opened up.

On a property with a few appliances and a couple of decades of additions behind the walls, that’s exactly what keeps the repair small. The alternative is guessing and then cutting, which is how a one-joint repair turns into a day of patching. We’d rather spend the extra half hour on the test, and so would you.

Housing in Burns Beach is new enough that the gas installation itself is usually sound, so the calls we get are about adding to it: a BBQ line to the alfresco, a point for a second cooktop after a kitchen change, or a firepit. All easy enough, provided the line can carry the extra load.

Gas heaters need more attention than they generally get. A flued heater relies on its flue being clear and correctly terminated, and a portable plugged into a bayonet relies on a hose that hasn’t been cooked by six summers in a hot room. Neither of those things is visible from the couch.

We service and repair gas heating right across the area. On some older units the honest advice is that parts simply aren’t available any more and replacement is the only sensible path – but where a repair will do, we’ll say so.

In newer Burns Beach homes the alfresco is normally already framed, and sometimes even stubbed for gas, which makes a BBQ point a genuinely small job. Check the plans before you assume it isn’t there – builders do occasionally run the line and cap it off.

No Hot Water?

Is Your Relief Valve Dripping?
A dripping relief valve on a hot water system is a message, not a defect. The valve is releasing pressure because something upstream is producing too much of it – often a failed valve, sometimes excessive mains pressure, occasionally a tank on its way out.

Capping it or ignoring it is the one response that turns a nuisance into a hazard. Worth knowing too that these valves are meant to be exercised every so often. If yours hasn’t been touched in a decade, it may not seat again when it finally does operate.

Newer Burns Beach homes were typically handed over with a continuous flow gas unit, and the first wave of those is now old enough to fail. Good news is the pipework is modern, so a replacement is usually a clean swap in the same position.
