A Word About the Properties Round Here
The housing in Tuart Hill is old by Perth standards, and old houses have old plumbing behind the plaster. That’s not a criticism, it’s just where any quote has to start.
What that means in practice: galvanised steel supply pipe somewhere in the house, earthenware sewer with mortared joints that tree roots find, and tapware that’s been re-seated more than once. The drainage is the big one – a root intrusion in an old clay line will keep coming back until the joint itself is dealt with, not just cleared.
- Tap seats worn past the point a new washer will seal
- Plumbing modified in stages by successive renovations
- Original bathrooms where the layout limits what can change
- Galvanised supply pipe, and the low pressure that comes with it
None of that is a reason to worry about your Tuart Hill house. It’s simply why we ask a few questions before quoting rather than reading a price off a list.
Your Local Gas Plumber
Bought an Appliance Online?
A fair few of our calls start the same way. The new cooktop or heater has arrived, the box says it needs a licensed gas fitter, and nobody mentioned that at the checkout.
Two things go wrong at this point. Either the appliance is jetted for the wrong gas – natural gas and LPG aren’t interchangeable without the right conversion kit – or the existing point can’t supply it, because a bigger burner wants more gas than the old line was sized to deliver.
Send us the model number before you buy if you can. Two minutes on the phone beats a return, and it tells you whether your install is a straight swap or a new run.
One thing worth knowing about the older homes in Tuart Hill: gas has usually been added to these houses in stages over the decades, by different hands. Ageing sections behind the plaster and the odd abandoned capped point are common as anything, and both show up the moment we put the line under test.
Appliance Changeovers
Bayonet Points and Heater Hoses
Here’s the quiet risk in a lot of homes round here. The bayonet socket itself lasts for years, but the flexible hose that plugs into it doesn’t. Hoses perish, they kink behind the furniture, and they get dragged out of shape every time the heater is shifted.
Replacing a tired hose is a small job. Ignoring one because the heater still works is how small jobs turn into incidents. While we’re there we’ll also check the point is actually isolating when the appliance is unplugged, which is the bit nobody ever tests.
In the older Tuart Hill homes the common find is a cooktop dropped into a benchtop that was cut for a different appliance two owners ago, with the gas point relocated by whoever happened to be cheapest at the time. Worth untangling properly while the old unit is out.
Hot Water System Replacement
Solar Hot Water
Solar gets a special mention here because Western Australia gives it a harder time than most places. A Perth summer can drive a solar system’s stored water well above anything that should ever come out of a tap, which is why temperature control at the outlet isn’t a nice-to-have on these systems.
If your property has roof-mounted solar hot water and the water sometimes comes out savage in February, give us a ring. It’s fixable, and it’s exactly the sort of thing people put up with for years without realising they don’t have to.
In the older Tuart Hill homes we often find the hot water unit has been shifted at some point, with the old pipework left in place and partly capped off. That history usually means a replacement quote needs a look in person rather than a price over the phone.
